Property research for Victorian home buyers

Check a Victorian property free, before you offer.

Public records about the property’s site and area — planning controls, mapped hazards, nearby places, transport and selected costs — so you know what to ask.

We check public records about the property and area. We do not inspect the building or review the title.

A free address check for Victoria, not a free report. Pick the address and the free check shows the planning zone and each overlay on the exact block, explained in plain English, with flood and bushfire planning controls. No payment and no account. The full report is A$29. The check is not the Victorian Government’s free planning property report, a PDF from the Department of Transport and Planning that lists the zone, overlay maps, heritage register, bushfire prone area and Aboriginal cultural heritage sensitivity. That report is official and worth getting too; it does not explain what each control means for the block. Guides for Victorian property buyers.

69-second walkthrough

See a check, start to finish

Real screens from this site, captured on 26 October 2026. The address shown is invented and placed on a real block, so no real home is described.

Same street, different block

Same zone. Different answer.

Two lots on the same street can carry the same planning zone, and a listing may describe them the same way. A flood overlay can still cover part of one block and not the other. The report checks the exact block you confirm, and says when a control covers only part of it.

Synthetic example. Not real addresses or results. A record not found is not a statement that a property cannot flood.

What the report checks.

Each item says what it does not cover, so you know what is left for you, your conveyancer or the council.

  1. 1The block and planning rules

5 items in this section of the report

    • Address matched to the property site on government maps Check

A map match, not a title search or a survey.

    • Planning zones and overlays across the whole site Check

Says when a rule covers only part of the site. The council decides what a particular plan needs. Proposed planning-scheme amendments are not checked yet.

    • Victorian Heritage Register and Heritage Inventory Check

Mapped areas only. A listing means Heritage Victoria permits or consents may apply.

    • Mapped easement lines on the site Check

The map shows only some easements, and not what they are for. The title does.

    • Planning applications at the address and on the street, City of Casey only Check

Matched by address from Casey’s weekly register. Other councils are not checked.

  2. 2Flood, bushfire and environmental context

5 items in this section of the report

    • Flood planning controls, and the October 2022 flood mapping Check

The three flood overlays and the Urban Floodway Zone, the newer Flood Management Overlay and Zone, and the mapping of one flood event. Not a local flood study or a flood level.

    • Bushfire Management Overlay and Bushfire Prone Area Check

Both checked against the whole site and reported separately.

    • EPA records and landfill sites within 500 m Check

Four EPA registers and the landfill register. A record nearby is not a finding about the property.

    • Coastal sea-level rise by 2100, regional model, within 1 km Area context

Regional context. Its publisher says the model is not for assessing individual properties.

    • Power lines of 66 kV and above within 2 km Area context

Local power lines are not included. A distance is not a statement about health or value.

  3. 3Nearby places and getting around

8 items in this section of the report

    • Nearby schools, childcare, health services, parks, sports grounds, shopping centres and supermarkets Check

Straight-line distances. Supermarkets, pharmacies and dentists are indicative.

    • Public transport, and how often it runs Check

Nearest stop of each kind, with timetabled departures an hour. Not journey times.

    • Recorded offences for the council area and suburb Area context

About the area, not this property or street. No ranking between areas.

    • nbn footprint for the area Area context

Area level only. nbn’s own checker shows what this address can get.

    • Police-reported road crashes within 250 m Area context

A count, not a statement about how dangerous a road is. The newest year is left out.

    • Suburb profile from the 2021 Census Area context

The whole suburb, not this street. 2021 figures, with no projections.

    • State-funded projects of $5 million or more for the suburb or council area Area context

Funded, not necessarily under construction. The budget names a place, not a site, so no distance is given.

    • School-zone lookup guide Guide

How to check the zone for your child’s start year. We do not determine the zone.

  4. 4Buying and ongoing costs

4 items in this section of the report

    • Transfer registration fee, and the A$129.20 mortgage registration fee if you borrow (shown, not counted in the total) Estimate

From Land Use Victoria’s 2026–27 fees, confirmed 23 October 2026. The transfer fee needs the purchase price, which is asked only if you choose the stamp-duty estimate.

    • Typical inspection and conveyancing costs Estimate

Ranges, not quotes. Unknown costs are named, never counted as zero.

    • Stamp duty estimate Estimate

For the purchase types we calculate, from your answers and the State Revenue Office rates. Otherwise we say why and link the official calculator.

    • Yearly charges where captured: council rates, the emergency services levy and water service charges (not water used) Estimate

From published 2026–27 rates, where we have captured the council’s and water corporation’s figures, using the value on the rates notice. Water used is not included.

  5. 5What to verify next

2 items in this section of the report

    • Your next checks Guide

What this report cannot settle, who can answer it, and where.

    • Sources and dates Guide

Every source, its licence and the date it was checked or downloaded.

What it adds to your listing and agent conversations.

You already have some of this information. Here is what each source is useful for, and what PropClario brings together alongside it.

Listing and realestate.com.au

Useful for: Photos, property description, asking or auction details, open times and listing history.

PropClario adds: A structured view of selected land, planning, hazard, nearby-area and cost information for the exact matched block, with sources and dates.

Agent and vendor material

Useful for: Property-specific disclosures and answers from the selling side.

PropClario adds: Independent public-source checks and a clear list of questions or documents to follow up.

VicPlan and council maps

Useful for: Official map layers and planning information, often requiring you to search and interpret the layers.

PropClario adds: A summary matched to the exact block of land, including whether controls touch the whole block, part of it or only its edge, where supported.

Conveyancer, title and building professionals

Useful for: Legal and title review, contract advice, defects and physical condition.

PropClario adds: A prompt to know what to ask and what to order. These professional checks remain necessary.

See a sample report.

The sample uses the same layout a buyer receives, on an invented street address. Every finding in a report names its source and the date it was checked, and records can change after that date. Before you pay, checking your address shows what can be covered there.

See the sample report

What it does not replace.

PropClario works alongside your agent, conveyancer and inspector. The report is not:

  • A valuation
  • An investment recommendation
  • A title search
  • A building or pest inspection
  • A legal opinion
  • A complete flood assessment
  • A school-zone determination

Nor is it a promise that a nearby service or project will remain available.

How it works.

  1. 01

    Enter the address

Start typing and pick the exact property from the government address register.

  2. 02

    Confirm the block and coverage

See the matched block and what can be checked there, before you pay anything.

  3. 03

    Answer the cost questions

A few questions about your purchase, so the cost estimates fit your situation.

  4. 04

    Pay A$29

    One payment for one property.

  5. 05

    Receive the report

We email you when it is ready, with sources, dates and the next checks to make.

If a check cannot finish.

  • If the address cannot be matched to exactly one parcel, a required source does not answer, or any of the automatic checks fails, the report is not released. We do not release a thinner report and leave the gaps unexplained.
  • If it still cannot be released, the order is held and we email you to say so. If a held order cannot be released by the end of the next business day after you paid, we stop trying, email you, and initiate a full refund within two business days.
  • A held order is refunded in full.
  • If a finding is materially wrong because of our error, we issue a corrected version at no charge, and refund you if a correction would not fix the problem.
  • If the report is about the wrong property because of our error, we correct it or refund you.
