Questions people ask.

Which properties can you cover?
Residential property anywhere in Victoria. The planning, property and hazard maps we check are statewide, but some costs and local records depend on where the property is: planning applications are checked in the City of Casey only, and council rates and water charges are shown where we have captured the council’s and water corporation’s 2026–27 figures; otherwise the report says so and points to the rates notice. Check your address first: it costs nothing and shows what the report can cover for that property.
How long does it take?
The report is generated automatically after payment and released as soon as every check passes; we email you when it is ready. If a check cannot be completed, the order is held and we email you. A held order that cannot be released by the end of the next business day is refunded in full, or its credit returned if you paid with one.
What if the report finds nothing concerning?
That is a useful result and it is still the same report. You get the evidence for what was checked, the date it was checked, and the list of what nobody has been able to check. A quiet report is not the same as an unchecked one, and the difference is written down.
What if you get something wrong?
Tell us with your report number. A released report is a fixed snapshot and is never edited after the fact; a correction creates a new version recording what changed and why, and the earlier version stays readable. Where the error is ours and material, the report is reissued at no charge.
Can I get a refund?
You see the available coverage before paying. If we cannot match your property to exactly one block, the order is refunded in full. If a check cannot be completed, the order is held and retried, and refunded in full if it cannot be released by the end of the next business day, or its credit returned if you paid with one, under the published policy at /legal#terms. While a credit pack has not expired, you can ask for a refund of it: what you paid, less A$29 for each credit used, never below nil. Your rights under Australian Consumer Law apply and are not reduced by anything here.
Does this replace a conveyancer or a building inspection?
No. It answers a different question, using public records about the property’s site and surrounding area, and gives you the specific points to put to them. It is not legal advice, a contract review, a building assessment or a valuation.
Will you tell me whether to buy it?
No, and we will not score the property either. The report sets out what the public records show for the property, what it may mean for you, and what is still open. The decision stays yours.
Can my firm order reports for its clients?
Yes. Conveyancers, lawyers and buyer’s agents can open a firm account, invite colleagues and order reports with the firm’s credits or by card. Firm accounts are not for agents acting for the seller. See /firms for how it works.
Does the client need an account?
No. The firm downloads the PDF and passes it on. We do not contact the client, and the client’s name, if the firm adds it, is printed on the cover and used for nothing else.
What happens when a firm’s report is corrected?
We issue a new version and email the person who ordered it. The firm passes the new version on to its client, and the code in the PDF footer shows anyone whether a newer version exists.
Who sees my details?
We collect the address you check, your email address and any purchase details you choose to enter, to produce, deliver and correct your report and to take payment. Payments are handled by Stripe; we never see your card. Our privacy policy explains who else receives your information, how long we keep it, and how to access, correct or delete it. Your data is not used to train models and is not passed to a professional without your say so.
